Property Documents Every Buyer Should Review Before Paying
A plain-language overview of the records that support a safer property decision.

Documentation is where a property purchase is actually won or lost. A site visit tells you about the building; the paperwork tells you whether the seller can legally sell it and what obligations come with it.
Review the following categories with an independent lawyer before you pay anything beyond a token amount.
Establish ownership and authority to sell
Ask for copies early, not at the signing table. A seller who provides the title chain and approvals readily is usually a seller whose paperwork is in order, and the speed of that response is itself useful information about the transaction ahead.
The title chain, sale deed and seller identity should align without gaps. Where a company, trust, power of attorney holder or authorised representative is selling, verify the authority to transact through the relevant records.

Review approvals and liabilities

Commercial, industrial or agricultural
Permitted use, licences, utility sanctions and applicable restrictions matter as much as ownership. Confirm what the property may legally be used for before you plan around it.
